LANDLORD - List of Documents for Renting / Management

For a property already rented at the time of management: concerning the existing tenant

  • Certificate from the previous owner of timely rent payments in the last twelve months.
  • Rental contract and entry inventory in their entirety.
  • If the lease has Multi-risk housing insurance certificate
  • Maintenance contract for gas appliances if applicable
    • For the GLI (ASCORIA):
      • If the lease was signed less than 6 months ago, verification that the tenant met the solvency criteria listed in the ASCORA conditions at the time of signing the lease.
      • ASCORIA applies a waiting period of 3 months from the date of guarantee activation. Claims starting during these first 3 months will not be covered by the Insurer, even if unpaid rents continue beyond this period.
  • Identity document(s) of the owners
  • RIB - Bank identity statement.
  • Ownership certificate (or Title with the first 10 pages designating the lots)
  • Last property tax
  • Up-to-date rental diagnostics: Asbestos, Carrez surface, DPE, ERP, Lead, Gas, Electricity,
    NB: In case of absence of these diagnostics, we can have them carried out.
  • Multi-risk housing insurance certificate for Non-Occupying Owner (PNO)
  • Certificate of installation of a smoke detector in the housing (letter signed and written by you).
  • Last summary of your condominium charges (page concerning your lot(s)) – ideally your extranet codes
  • Condominium regulations (RCP) and Existing Modifications
    The destination of the building, enjoyment and use of private and common areas, The share of charges related to the rented apartment.

Mandatory equipment for furnished rentals

The rented furnished accommodation must include at least:

  1. A mattress with a good quality duvet and 2 waterproof mattress protectors
  2. A window covering device in rooms intended to be used as bedrooms: shutter or blackout curtain
  3. A table and chairs
  4. Storage spaces
  5. A light point in each room
  6. Cleaning equipment suitable for the characteristics of the accommodation (vacuum cleaner, dustpan/brush, mop)
  7. Cooking plates, an oven or microwave, a refrigerator with freezer space
  8. Necessary dishes for meals: 1 set of 4 plates, cutlery, glasses + kitchen utensils (ladle, corkscrew, spatulas) + 2 pots and 2 non-stick pans + 1 dish drainer and 1 sponge holder

A budget of €80/100 maximum for dishes is sufficient as it will need to be renewed regularly.
Installing only the strict minimum helps to increase the rental duration without tenant turnover.
